Design - production and adjustments
If customer does not have ready technical documentation and designs we offer in cooperation with our partners production of those. If customer decide to use one of our partners ready designs we coordinate possible adjustments by his own needs.
Contact with authorities regarding the project is of course part of our service.

Permission to build
- if the designs and documentation is delivered by our partner companies all parts needed for permision to build are delivered in English. This documentation includes: foundation plan, floor plans, cuts of the building and views.
In the case that custumers wish so - the documentation is forwarded to our partner companies which take care about harmonisation with valid danish law and calculate energy values of the building. These calculations are needed part of the application for permission to build.

Customer an apply for permission to build self or we can do it for him in cooperation with mentioned ingeniering companies. In this case is customer charged by valid BlanaZ / or cooperating company's / prices.

All services mentioned above are delivered and charged independent.

Price offer - contract
If customer decide to use BlanaZ Group as supplier of the building services the price offer will be provided.
Price offer consists two parts:

1. Price of the man-power and resources owned by BlanaZ Group.
This price is set exactly exclusive VAT for building services in accordance to volume agreed at the time of contract ratification and can only vary in the cases where the volume of the services are changed by the customer or by the objectives which has not been known at the time of contract ratification. The price is in these cases adjusted by agreement between customer and BlanaZ Group.

2. Price of material delivered by BlanaZ Group or third part supplier and service delivered by third part supplier.
This price is not exactly set by contract ratification. There is given estimate of this price calculated together with customer and based on the price offers of material and third part services suppliers chosen by customer.
Important parts of this price estimate are for example: price offer of the electrical instalations delivered by partner authorised company, price offer of the water and heating instalation ( VVS ) delivered by partner authorised company, price offer of the roof constructions delivered by partner company, price offer of the kitchen and bathroom equipment and so on.
This price is very variable because it depend on the customer's wishes and by experience we can say that those can by building process change or vary more the once.

Contract is setting up relationship rules between BlanaZ Group and the customer but specialy following rules:

- which of the BlanaZ Group companies is responsible for the job
- project description and link to the technical documentation
- place / address of the jobside
- timeschedule of the job - where the condition for beginning of the project are clearly indicated
- price of the project by point 1. above and expected price by point 2. above
- payment calendar and payment conditions

Project realisation

- survey of the building ground -
is the first step in project realisation and it's date is also official start of the project realisation from BlanaZ Group point of view. We use latest technologies to survey the groung which makes placement of the building and setting of different hights very exact. 

- building foundation - is for us one of the most important steps in building. As standard the foundation is made by B20 concrete girth armed by 12 to 14 MM steel cca 70CM width and 1,2 M deep. Of course foundation needs are different from project to project what is caused by different geological conditions, ground-water conditions and others.
Especialy different is foundation of the basements in cases where ground-water level is too high. In these cases we use VOLCLAY technology as very effective and relatively law cost solution. Verticaly doubled drain systems are used as standard by our buildings.

- floors and isolation -
as standard - floors are independent and disconnected from foundation girth. Underlayer is made of vibrated mix of send and stones and it?s thinckness is not less then 20 CM depence on the conditions. There are all outputs of inner canalization of the house placed in this layer.
Next layer consist EPS 100 polystiren thermoisolation which is in all 26 CM thick. This layer is devided into two parts - 10 and 16 CM thick by antiradon folia.
Last layer of so called main floor structure is made of 8 CM thick armed concrete and this layer also consist all the pipes of water instalation as well as el. cables.

- bearing walls - are as standard build of cut ceramic blocks 400 / 240 MM thick depended on the project?s needs. If danish designs with double outer walls are used we prefer the combination of technologies where so called inner walls are built of cut ceramic blocks. Connecting material used for ceramic blocks is PU foam.

- ceilings -
Because most of our buildings are with cellar as well as have more then one floor we use ceramic ceilings technology - ceramic / concrete beams and ceramic insets MIAKO. Ceilings are same as floors armed by 6 MM steel net to which the water pipes and el. cables are connected.

- cross walls and other vertical constructions - are mostly made of cut ceramic blocks connected by PU foam. We do not avoid usage of other alternative materials such as gipsplades, soft concrete based elements or others if it is better for the project.

- surfaces -
Inner vertical constructions surfaces are as standard made in 4 layers: 1. 1,0 to 2,0 CM thick calc-cement coat, 2. glassfiber net pressed into flexible lute, 3. thin, cca 2MM, layer of active cement based coat, 4. painting. In rooms for special use - such as kitchens, bathrooms and so on - we of course apply tails, hydroisolation topcoats or other special materials.
Outer vertical constructions surfaces has got simmilar 1st and 2nd layer as inner ones and on them we usually apply acryl based permanently toned coats. Of course outer surfaces are mainly adjusted by customers needs.
The glassfiber net is normaly not used on the ceilings but all the other layers are applied as on vertical constructions.
Floors - to our customers we recommand surfaces with low thermoresistance - ceramic or granit tails - because we mostly use floor eating systems in our buildings. However - in many cases other materials are used, such as wooden floors - in accordance to our customers wishes.

- el. instalations - these are delivered by our authorised partners as classic instalations or as IHC ( Intelligent House Control ) instalations which brings great comfort to control of el. instalation in the building.

- heating - is as standard made complet in the floors by using of top technologies known on the market today.
